Find a Realtor®. Our Realtors® are experienced and trained to help buyers throughout their entire purchase transaction. Customer Service is what we are all about. Finding an experienced Realtor® is critical to locating the right home and negotiating the best deal.
Get pre-approved. The first step in purchasing a new home is to work with a lender and get pre-approved. The pre-approval will give you an idea of exactly how much it will cost to get into your new home, and how much you can afford. This will give you the information you need to start your home search. Additionally, a pre-approval from a lender shows that you are a serious buyer and in today’s market place most sellers will require this information to be submitted with any substantial offer. If you are not currently working with a lender, our agents are able to provide you a list of several reputable lenders, allowing you to shop around and choose the right loan.
Start your home search. Once you have a pre-approval you are ready to start your home search. Drive through areas and neighborhoods that appeal to you. Consider what location and amenities will work best for your needs. Consult with your Realtor® if you need advice or assistance finding the right area or amenities.
Narrow your search. Search available properties on Realtor.com. In addition, our agents will pull a comprehensive list of properties that meet your criteria directly from the local multiple listing service. Utilize both searches to compile a list a favorites. In the meantime, we will continue search homes based on your criteria on a daily basis and let you know as soon as new properties hit the market, or when existing properties have been updated or reduced in price.
Schedule showings. View properties with your agent. Take detailed notes and compare properties. Review homes carefully to see which are functional for you and your family. Consult with your Realtor® to identify any issues or concerns that you should consider. Take a second look at your favorites.
Make an offer. Once you have found the right property, our Realtors® will help you determine the best price possible to win the offer. We will supply you with a Comparative Market Analysis (CMA), which provides information for other similar listings and sold properties in the area. We will work closely with you to determine the best offer for your specific needs. Expect negotiations to continue with the seller until all parties can come to full agreement on a final contract. It is possible your offer may not be accepted, so it is important to keep backup properties on your list.
Once your offer is accepted. Your Realtor® will walk you through the entire process all the way through closing. We will work closely with the lender and the title company to ensure the transaction runs smoothly. Our Realtors® advise you on the next steps and ensure all the necessary due-diligence is completed in a timely fashion. We also ensure that all the required deadlines are met as required by the contract and do everything in our power to keep your closing date on target.
Our guarantee. If you are not 100% satisfied with the service you receive from us, let us know and give us the opportunity to make it right. If we are unable to rectify the issue, you can walk away from the relationship. Just send us a cancellation notice in writing and we will cancel your Buyer’s Representation Agreement. It is that easy.
